Ty Newydd

Ty Newydd, sleeping 8, is a recently restored 18th century traditional Welsh farmhouse. Surrounded by fields grazed by sheep and fringed with oak woodland, Ty Newydd occupies a prominent position with breathtaking panoramic views over the Conwy estuary and the North Wales coast and towards the Carneddau mountains of Snowdonia National Park. The property lies off a single track lane, in the heart of the Bodnant Estate, with easy access to the various glorious walks along private paths on the Estate.

The farmhouse is an L-shaped building, which forms a delightful sheltered area facing south-west. We have taken a conservationist approach to its restoration, in order to preserve as much of the character and original features of the building as was feasible. For instance, ventilation slits in the barn were glazed rather than filled in (small birds have been known to nest in the slits, giving guests a good view of the chicks through the glass). To complement the traditional restoration, we have installed high quality fittings and appliances, and furnished it comfortably and attractively, so as to give it the personal and welcoming feel of a home.

Porch, hall, 4 steps from hallway to kitchen with range cooker and breakfast table, sitting room, dining room, utility room, bathroom with shower over bath, twin bedroom with two 3' beds and 2 double bedrooms with 3' zip and link beds which can be converted into a 6' king size bed on request (one of which is ensuite).

First Floor:

Master double bedroom with 5' king size bed with en suite bathroom with shower over bath.

Access

  • Exposure: Rural overlooking mountains
  • Transport: The property can be reached by car, but cannot be reached by public transport. It is approximately 6 miles to Llandudno Junction and 8 miles to Llandudno
  • Parking: Adjacent to property
  • Entrances: Both manual with one step and single door width
  • Lifts: No lifts (two floors) - stairs with banister and handrail on one side
  • Rooms: ground floor - kitchen level with living room, then three steps down to utility room. One step up to dining room, bathroom, three twin bedrooms (one with enuite shower room and zip and link is possible)
  • Bedrooms: All with single door widths; three twins on ground floor (zip and link is possible in one) and double bedroom on first floor
  • Bathroom / Toilet: Ensuite shower room and bathroom on ground floor and ensuite bathroom on first floor
